Spring Ridge was built back in the mid 90s and has been one of Frederick County’s prominent communities. Spring Ridge homes consist of single family homes with attached garages, moderately sized town houses with and without attached garages and also a variety of condominium buildings throughout.
You will find it conveniently located just off Interstate 70 and a quick ride to Interstate 270 and Route 15. This allows the residents plenty of options on their commuter needs. Spring Ridge community is within the 21701 zipcode but they don’t pay city taxes.
The community consist of walking paths, tot lots, soccer fields, basketball courts and a pool. As you enter the community, you are welcomed by a gas station and a shopping plaza with dry cleaning, groceries store, pizza shop, and video rentals. The HOA fees are reasonable and comparable to other Planned Communities.

What’s going on with the Downtown Frederick Market
As you know, it has been a little busy around these parts. Most of my time has been spent looking at homes around the downtown area. I have looked at detached single family homes, duplexes, townhouses or old row houses. The prices are all over the place downtown; higher along Carroll Creek. The magic number for my clients has been around $200,000. There is a big difference in quality from below $225,000 to $230,000-250,000. Most of your homes under $225,000 were in need of more TLC than others. They were all still liveable, but needed upgrading or minor repairs. If you looked at homes just $20,000 above, you will find a home in much better shape.
I offer these tips to the current (and future) sellers, clean your house. Please, it really makes a difference when showing. Declutter and remove unneccessary furniture. Homes downtown are small, make it look as large as possible. Curb appeal; make sure your stoop is clean and fresh looking. It sometimes take us REALTORS® a few minutes to unlock the door and the potential buyer is looking at the cracking paint on window seals, dead flowers or weed growing out of the sidewalk cracks. Curb appeal makes a world of difference. It’s your first impression.
The end of summer is almost here. Vacations will be coming to an end and kids will be heading back to school. Showings will slow down, but some of your more serious buyers will still be out and about looking for the best deal on the block. And you have to be ready to show! Don’t give up.

Help Save the Lights at Brunswick High School
I am writing this today to help one of the local activities that I have always enjoyed, Baseball. It also happens to be related to youth sports, which is another area I support. I ran into a fine gentlemen at the Middletown Carnival selling tickets, Mike Darling. I ran into him again at the Burkittsville Carnival. Not unusual, the carnivals always have fundraisers or booths selling something…mostly in support of the fire department. This time it was for lights, yep lights. Seems like one of the popular fields in the area are going to lose their lights if they don’t raise enough money to purchase new ones. The old wooden poles are coming down. The city will install the new ones…IF THE NEW ONES ARE ON SITE when the old ones come down. (at least that’s what I remember Mike Darling telling me) This is a major expense without the cooperation from the city.
Time is now…buy some tickets (or just send money)
They are funding the cause by selling $5 raffle tickets for a 2007 Suzuki Vinson 500 4×4 or $5,000 in cash. Second and third place have a chance at $1,000 or $250, respectively. The problem…they have about 5,000 tickets left to sale and only a few weeks to do it. The drawing is 8/9/08 at 8 PM at the Steadman-Keenan American Legion Post 96. It’s more than Junior Baseball…it’s about community
Not only does the High School play on this field, but so do many other community groups. Without lights this will force more games on to other fields and more day games in the scorching heat. Some of the other organizations that need to use this field are (but not limited to) The Blue Ridge Adult League, American Legion Baseball, The Brunswick High School Band, The Brunswick Junior Baseball and the baseball community at large. Local businesses should be also supporting this cause…ice cream shops and bars and convenience stores. Everyone forgets to bring gadorade, ice or snacks for the game. How many times does a whole baseball team stop for ice cream? The adult leagues, what do they do after a game? Come on Brunswick get out and buy some tickets. It’s good for the economy too.
Mike told me that he will be at the Jefferson Carnival for one last push to sell the rest of the tickets. The Jefferson Carnival runs from July 28th to Aug 2nd. Hey Bob, How’s the Market?
Prices are coming down…
The market in Frederick MD is not doing too bad. You always her from the National Association of REALTORS® that it’s a great time to buy…and it is. Sure it’s marketing, but it is applicable here. Prices are still coming down in the area. And there are some great deals to be had…I can speak to that because of the latest contracts that I have helped buyers negotiate. A few are better than 10% less than asking price. You have to do your homework. Don’t waste your time by just going out and trying to find the lowest priced home and then making an offer. Why? Chances are if the home is priced very low…you are not going to be the only one trying to purchase it. Yes, in this market there are multiple offers on homes. Banks have been creating a stir by offering homes at a very low price and causing buyers to compete for the home. So low ball offers are a waste of everyone’s time.
Price is not everything…
When you find the right home, you will know it. You will get that “I feel like I am home” feeling and want to make an offer. Do your research. Make sure you are making a legitimate offer. Sure it’s a buyers market, but that doesn’t mean you can disrespect the sellers asking price. Granted there might be times when the seller is not in touch with the market and be asking way too much for the home. Help them understand why you are offering what you are offering. Have your buyers agent provide supporting documents on recent sales. (aka CMA) Banks even reject low offers without countering. But now back to why price is not everything… Sometimes price is not the only factor in a sell. Banks lose money the longer they have it on the market. They are paying insurance, interest, utilities etc. This cost adds up quickly. So, if you are competing for a home…time is money too. A quick closing date might mean a world of difference. This also applies to homeowners selling too. They may need to get out before a certain time for either financial reasons or business reasons. In this case, they are less susceptible to accept an offer contingent on the sale of your home. In other words, it is best that you sell your home first then go looking. Would you wait for someone to sell their home so you can move? That could take a long time and there is no guarantee that it will sell. You will lose valuable time. Contingencies are another factor in your offer that might mean more than offer price. If you are willing to reduce the amount of contingencies, that also might help you win the offer.
It’s all about the negotiation…
First and foremost you can speculate about what the market is doing, but until you go out and buy or sell something…it really doesn’t make a difference about what it’s doing. It has no impact on your home what so ever. Really, it doesn’t. Think about it. If you are not selling right now and don’t plan on it, then the price of your neighbor is not going to affect you…right now. You didn’t lose any money and you won’t make any. What really counts in the real estate market is the day you buy your home and the day you sell your home. Between point A and point B has relevancy but no impact on your wealth. (unless of course you refi and cash out…that’s the gamble you take) In the end it comes down to negotiations. The Sellers Agent is doing all eh/she can do to keep as much equity in the sellers pocket and the Buyers Agent is doing that for the buyer. When the two finally meet they have to agree upon all the terms of the offer. This is all done through the negotiations of all parties involve. A little give and take. And again, price might not be all that important.
Most importantly…
You have the desire to buy or sell a home. Get out there and find the right home for YOU and then make it the deal of a life time. Interest rates are low and prices are…negotiable!
