Market Update - Whittier Pond area

One of the popular communities in Frederick County called Whittier Pond. Built back in the early 1990s, you have a wide selection of homes in this area. Condos, townhouses and single family homes throughout the community. With a full array of amenities; Walking paths, basketball courts, tennis courts, three community swimming pools and a seven acre lake help to build a stronger community feeling. The lake offers a peaceful evening stroll or morning jog. Picnic table riddle the shoreline for an afternoon picnic.

Newer single family homes are being built right now with a price range of $440,000 to $650,000. The Vistas at Whittier offer spectacular views of the city.

The last time I took a closer look at this community was back in November. Let’s compare the activity then to now and try to understand the trends.

  • Average price of Condo - $232,500
  • Price range for Town homes - $222,200 to $379,900 (highest sold in last 90 days was $290,000)
  • Price range for Single Family (resales only) - $275,000 to $539,000 (highest sold in last 90 days $440,000)

You can see the contracted homes moved over to the sold column but the discouraging part is the number of contracts have not increased since the last time. This is the spring market and traditionally the inventory increases as well as the activity. You see there was more activity during the slower time of the year than now.
