Market Update - Whittier Pond area

One of the popular communities in Frederick County called Whittier Pond. Built back in the early 1990s, you have a wide selection of homes in this area. Condos, townhouses and single family homes throughout the community. With a full array of amenities; Walking paths, basketball courts, tennis courts, three community swimming pools and a seven acre lake help to build a stronger community feeling. The lake offers a peaceful evening stroll or morning jog. Picnic table riddle the shoreline for an afternoon picnic.

Newer single family homes are being built right now with a price range of $440,000 to $650,000. The Vistas at Whittier offer spectacular views of the city.

The last time I took a closer look at this community was back in November. Let’s compare the activity then to now and try to understand the trends.

Average price of Condo - $232,500
Price range for Town homes - $222,200 to $379,900 (highest sold in last 90 days was $290,000)
Price range for Single Family (resales only) - $275,000 to $539,000 (highest sold in last 90 days $440,000)

You can see the contracted homes moved over to the sold column but the discouraging part is the number of contracts have not increased since the last time. This is the spring market and traditionally the inventory increases as well as the activity. You see there was more activity during the slower time of the year than now.

This home features the new Eco-Friendly Central/Heating and Air option. (all the heating you need in the summer and all the cooling you need in the winter.)

They are looking to upgrade the sky lights too.

Monday Market updates

It’s Open Mic night on Focus On Frederick…I am taking request. Where do you want to see the next weeks market update? What neighborhood? Anyone anyone at all? Just comment or send me an email. I will dig up the numbers for the community.

Ave DOM for Contract Listings - 116 days
# of Listings with Various Keywords
- Short sale - 122
- Foreclosure - 15
- Bank Owned - 24
- Approval - 133
# listed as Vacant - 338

As for the keywords in the internet remarks, some of the “Short sale” listings said “THIS IS NOT A SHORT SALE” Which makes a big difference if you are buying in a hurry.

Friday FOTO - Bald Eagle flies over Middletown

I was sitting in the family room the other evening around dinner time. I happen to glance out the window and noticed a few “hawks” or turkey vultures soaring in the distance. It was a nice breezing evening, so it was not uncommon to see them circling the skies. One broke away from the crowd and caught my eye. His head was almost glistening…snatched up my camera (never too far from me) and stepped outside. And I’ll be damn, it was a Bald Eagle. I don’t have the greatest camera in the world but it does pretty well. (I did take pretty good pictures of the eclipse with it) So the pictures don’t do this Patriotic Bird of Prey any justice but you get to see it. I must say it was a pretty exciting moment for me.
