The totals are in for November. Not a surprise as we get ready to close in on another year on the Frederick MD real estate market. Looks like we will finish up with around a 30% decrease in sales over last year. (which was down 20% from 2005) You can see the total number of listings are starting to decline as well. This is due to the Holidays. It is truly unfortunate for the sellers, because the winter months have some of the more serious buyers out and about. Corporate Relocations always happen throughout the year but are more likely to occur at the end of the year and in the beginning of the year. It seems like most REALTORS® are closing down shop around this time. Some of my busiest months have been in December…just sayin’.

The prices are still coming down over last year as the average days on market increase to 153 days. The prices are going to continue to decline as we see the impact of the foreclosures and bank owned properties increase. The economist don’t have a true idea of the impact as most of their models can’t predict this market yet. It’s purely speculation.

You can see we are approaching 2004 prices in the housing market.

Ed Rybczynski makes presentation to REALTORS at the Long & Foster Office in Frederick

Ed Rybczynski in Frederick MDI want to take a moment to thank Ed Rybczynski for taking the time out of his busy day to make a presentation to the agents in our Long & Foster office.

This man is simple amazing in person as on the screen. Just as you read the compelling and intriguing material in his Title-opoly Blog and also his blog on Active Rain, in person he is even more so captivating. The information that he has securely tucked away in his brain comes out through his heart. He is that passionate about his message.

Mortgage and title fraud should not be taken lightly. As REALTORS®, we have a Fiduciary responsibility to our customers and clients that we will represent their best interest PERIOD. If there are issues that we are not comfortable, it should be know and disclosed to all parties involved. (i.e. passing of checks or money outside of closing) I don’t need to expound on his message…you can read it and feel it for yourself in his blogs. Agents in Frederick MD Long & Foster

This was the first time he presented to strictly Real Estate agents, but you would have never known. The information that the agents took away from his presentation will stick with them throughout their career. Part of his presentation was outlined on his post about the issues we are about to see with foreclosures across the states. VERY EYE OPENING!!!
