If you’re looking for market reports about homes in Ijamsville and Holly Hills, you have come to the right spot. We are closing in on another month. This is usually one of the last peaks in our cyclic industry before the holidays. Real Estate in the Frederick Area is just like everywhere else, it has its good times and it has its bad times. Don’t get me wrong homes still sell around the holidays…but the traffic usually slows down. Don’t be discouraged, these buyers are serious…no more tire kickers. You tend to find a lot of relocation buyers this time of year. Large corporations like Bechtel, BP Solar, Fort Detrick and National Cancer Institute relocate employees year round, but you still see a higher amount this time of year with retirements, new positions…they want to be settled before the new year starts.
So don’t be discouraged by the lack of traffic…they are serious
A quick snap shot of what is going on in the neighborhood…
You can see that every home had a reduction…On average 7%. If you price your home agressively it will sell. You are in competition with everyone else in your neighborhood. It comes down to a couple things…who needs to sell and who has the best looking product for the price. In a market like this, you definitely need to have your home in tip top shape or you will have large reductions and longer days on market. (*DOM means Days on Market.) The average DOM for Ijamsville and Holly Hills is 133 which is about the average for the county right now.
Unfortunately, you have to be serious to sell in this market and if you just recently bought your home (2005), you bought in the peak of the market. It really is best for you to stay put unless you have to move.

It’s one night of celebrating cancer survivors, remembering those that we have lost, and fighting for a cure. Come join your neighbors and friends on May 16th at the Frederick Fair Grounds.
So now is the time to sign up for the Frederick County Relay for Life. The sooner you start the sooner you can get to start fund raising.

This picture was taken this weekend on Annapolis Rocks off the Appalachian Trail. If you haven’t walked up there lately or at all…Take Oxygen!!! The walk up was a little trying on my slender physique. You park at the entrance to the Appalachian trail off Route 40 at the border of Frederick and Washington County. We walked up after dinner and enjoyed a pretty spectacular views of the fall foliage and finished up with a gorgeous sunset. You can see more photos in my Flickr Photostream.
The walk took a little more than an hour to get up there and about 45 minutes to get back down. Take plenty of fluids and a flash light. The trail is well groomed, but pretty treacherous on the ankles due to all the big loose rocks.

What are teachers making in Frederick County?
I cannot believe this information is available for everyone and their uncles to to see. The Frederick News Post made public all of the wages for all of the county employees. FCPS Employee Salaries. I understand they are local government employees. I guess someone feels that we are obligated to know where county tax dollars are going, but really!!! Employees aren’t allowed to discuss their wages with other employees…thats written in most corporate handbooks. Why should this be any different?
Funny how there isn’t a reporter listed nor a source of the information. Maybe somebody is upset that they weren’t hired by the county… There is nothing to lead us why it is even available. I am sure there will be a lot of talk around the water cooler on this one.
Teacher have enough to worry about in their classrooms and hallways. Why isn’t there a report on how much money we spend on Sheriffs or Police security IN the schools? I am sure there is something more important that this reporter can be doing. You know like reporting on how bad the real estate market is…I don’t think there is enough coverage of that going on, but that’s different post.
Now in the back their (teachers) minds will be “why don’t I make as much as him or her?” The teachers are one of the lowest paid professions around for the amount of responsibility they have…can you give them a break? They came here looking for a job just like you. They need to be focused on teaching our children.
Some people are going to be upset at what they see, some aren’t going to believe the are paid so little, but everyone won’t believe this is made public!
I guess if there isn’t any controversy, tragedy or a train wreck…there is no reason to write about it.
