Here’s the latest Market Conditions in Frederick county. This chart represents the total number of homes on the market and it is broken down by SFH, Condos and Townhomes. You can see the inventory continues to climb. The other numbers are the total number of listings that went under contract in the last 7 days and how many new listings came on the market in the last 2 days. They are just samplings to gauge a trend. You can see they are not trending at all. They are up and down, but basically the same. (click to enlarge)
This next graphic shows the Average number of Days on Market. The rest of the numbers are highs and lows of the market. This is only of current listings.
You will see two different numbers DOMM and DOMP. The DOMM is the average number of days the market MLS listing has been on the market. DOMP is the number of days the actual property has been on the market. So. what’s the difference? DOMM tracks the number of days the property is marketed by an agent. If the listing expires or withdrawn, the seller might decide to try a new agent. There will be a delay between agents (sometimes) and the clock continues to tick on the DOMP. Understand?
