The Main Cup EntranceThe moment you walk in to The Main Cup, you’re greeted with an aromatic smell of fresh coffee…duh!!! It’s a coffee shop. It’s not your regular cup, this place has great charm. The Old Main Street Ice cream shop was renovated by the Brenengen’s prior to their opening on March 28th. The renovation not only preserved some of the old “ice box” doors, but added modern appeal. Look closely at the art work on the wall; it was created by local artist Kesra Hoffman. Yes, it’s available for purchase. The shop has numerous tables and over stuffed furniture to settled down with some friends and chat about local events or just plain gossip. Play some checkers in the back or some backgammon.

Soups, Snacks and Salads! If you are eating light, you have plenty of choices for salads; Moroccan Lemon Chicken Salad (this sounds good just saying the name.) Caesar, Spinach, house and another interesting one, Grilled Romaine Wedge.

Sandwiches anyone? Not only are you tempted by the display case full of fresh bakery goods, but you have an arsenal of freshly made sandwiches to choose from over lunch or dinner. Where else can you get a Grilled Mahi Mahi on a challah roll? Of course there are traditional favorites like Cheeseburgers, Grilled Rubens, and of course, Crab Cake sandwiches. One of the local patrons, Christine Preston had this to say about Todd’s Steak and Cheese, “It had lots of Flavor!”

I can’t wait to get back and try out the food… I just couldn’t see eating a Crab Cake sandwich at 9:30 in the morning..The caffine hasn’t even kicked in yet!!! See you at The Main Cup.

Title Insurance, who needs it?

Gambling Poker chipsIn our sales meeting today we had a discussion about title insurance. So, I thought I would shed some light on Title insurance. Did you know it’s optional? Only for the buyer’s coverage? The bank always requires it to cover the amount of the loan. When you go to closing on your new home, the settlement officer or attorney will (or should) ask you if you want it. Now the question is, should you get it? I always explain it this way to my clients, do you want to risk losing your house over a few hundred bucks? It’s a gamble that you may not want to take. If the Hatfields and McCoys didn’t settle their land dispute, you could lose your house. Sure there have been plenty of title searches done on the property, but not every title extractor knows if the signatures are legitimate and not forged. Here are some of the items that title insurance covered;

1. Forgery.
2. Fraud in connection with execution of Documents.
3. Undue influence on a grantor or executor.
4. False inpersonation by those purporting to be owners of property.
5. Incorrect representation of marital status of grantors.
6. Undisclosed or missing heirs.
7. Wills not properly probated.
8. Mistaken interpretation of wills and trusts.
9. Mental incompetence of grantors.
10. Conveyance by a minor.
11. Birth of heirs subsequent to date of will.
12. Incorrect legal descriptions.
13. Non-delivery of deeds.
14. Unsatisfied claims not shown on record.
15. Deeds executed under expired or false powers of attorney.
16. Confusion due to similar or identical names.
17. Dower or courtesy rights of ex-spouses or former owners.
18. Incorrect indexing.
19. Clerical errors in recording legal documents.
20. Delivery of deeds after death of grantor.

So now, can you afford to gamble your house over a few hundred bucks? Buyer’s coverage will cover the difference in appreciation not just the purchase value. If you want to save a some money on the title insurance, ask your buyer’s agent to ask the sellers (via seller’s agent) if they have a copy of their title insurance when they originally bought the house. A reissue rate will save you about 40% on the buyer’s coverage. If the don’t have that, see if they have a copy of their HUD1. This will at least have the Title Insurance Company name on it. Then someone can call for a copy. YOU MUST HAVE THIS PRIOR TO CLOSING

Monday’s Market Watch in Frederick County

Sun rising on Frederick MDLet’s start off with a few items about the numbers I watch. There are only three that help me gauge the market conditions. I can get real in-depth which tons of different numbers, but we’ll keep it light for a while. I have been tracking them for sometime.

  • First off, I look at the total number of active homes on the market in Frederick County Maryland. That includes homes with Contingencies with a Kick Out. (this helps understand inventory turns or months of inventory.) Too Rich, a buyer’s market and too lean, a seller’s market.
  • Then, I like to see how many homes are new to the market in the last two days. No rhyme or reason, just a line in the sand to gauge trends.
  • Finally, the other one I monitor regularly is the number of homes that went under contract in the last seven days. (here again no rhyme or reason just a line in the sand.) Believe me, there are tons of other numbers you can look at to gauge real estate market conditions. You can dice it and slice it however you like. For the purpose of this blog and my sanity, we will only really talk about these three. Sure, I will throw in other numbers later.
  • May 7th Tracker There is an abundance of homes in the Frederick County area. We are looking at 1853 right now. So, what does that mean to average home seller? DON’T SELL unless you have to!!!! We are in a buyer’s market. but the buyers are hiding There are plenty of deals out there…and to top it off, interest rates are still at historic lows. IMHO, I believe the subprime trickled over to the rest of the market. We needed them to let everyone upgrade to the next level. So, what else could it be? It can’t be the gas prices?!?!?! Tell me what you think.
