Frederick MD Real EstateAnother week goes by an our total home count continues to climb. Buyers where are you? They are playing your song…it’s time to dance. Interest rates continue to remain low. There was more activity in real estate back in the 80s when the interest rate was double digits. Did we get spoiled? Are we still gun shy from the beginning of the decade? Sure, you had to include an escalation clause in your offer before, now, you can ask for money at closing. Sellers are helping buyer with closing cost all the time now. Offers are constructed below asking price AND being accepted! Frederick sellers want to work with you. Especially the ones that really need to sell. They can’t afford to make two house payments anymore…or one house payment for some. Please call me to find your next home in Frederick County. It is out there amongst the 2134 homes that are currently on the market. Don’t worry about how long the house has been on the market…the average is 87 days. The sellers have been cleaning, painting and decluttering their homes this time around…they have learned their lesson from the first go around. Your dream house is out there…we just need to work together to find it.

Frederick..It’s Finally Friday, now what to do with MONSTERS!

Good Morning, what a long week. Slow week in Real Estate but a long week otherwise. I have been preparing for today’s event at the Frederick Fair Grounds. We were hoping for dry weather, but it looks like we are going to have some showers…oh well, pack the rain gear. I thought I would leave you with one of my favorite YouTube videos. Frederick County Relay for Life

Frederick County Relay For Life Cancer WalkEvery year for the last couple, I have been involved with the American Cancer Society’s Relay for Life. I was introduced to this annual event by a friend that has kicked cancer and thought this would be a great family event. This is a way to teach my kids that you don’t always have to do things to benefit yourself. Not personally touched by cancer myself, I have known friends and family that have experienced the pitfalls and pain of Cancer. Unfortunately not everyone gets to wear the title “Survivor”

I look at this way… Either you HAVE it, WILL have it, HAVE HAD it or you definitely know someone that has had it… Make this your Feel Good Project of the year and help me raise money!!! It’s for a great cause…

You can either donate here or stop by the Frederick County Fair Grounds on Friday after 4:00 PM. There will be a silent auction with plenty of great donations from your favorite local businesses. The Survivors’ Reception starts at 5:00 PM (must register prior) followed by an evening of various on track fund raising events.

Monday’s Market Watch in Frederick County

Frederick MD Real EstateThe monthly reports are out for Frederick County Real Estate. They are not looking up. We are down 26.9% over last year. That’s 72 less houses than last year and 150 homes less than 2005. Another way to look at these numbers, one in ten houses sold last month.

As a seller, what can you do to be part of the 10% that is selling? That is going to vary from house to house. Price range played a big part last month. If you look at the market share of the solds in Frederick County, the real estate with the most activity was priced $200,000 - $500,000 at 78% of the market. 40% of the market was priced under $300,000. This price range impacted the Median Price and Average Sales which shows a decline of . The sold price of the homes last month were originally listed 6.3% higher than they actually sold. This does not include any seller help which has become almost the norm for the first time home buyers.

So, back to the question, what can you do to be part of the 10%? First off, it comes down to basics; Price, Presentation and Location. Unfortunately, you can’t change the location, if your home is not deemed a desireable location. (i.e. Next to train tracks, power lines, landfill etc…) You will have to over compensate in the follow to help overcome the location. Basically, you control the way your house looks and what the selling price is. You need to step back and look at your house as a very picky buyer. Is there anything broken in the house (however so minor), how about your paint job (bold colors, sloppy work), carpet clean, is there too much stuff in the room? These are things you need to ask yourself. You only have one chance at a first impression. Price, you and your Realtor should discuss this. Keep in mind what the last house sold at…even if it was a foreclosure. That is your next appraisal comparison. Clean & nuetral interior, great curb appeal and Pricing aggressively will help you be a part of the 10%. That is your goal, right?
